2008… Wow, what a year. It was my New Year’s resolution to buy a first home. I didn’t know it would take the whole year to finally make good on it.
Talk about an ‘interesting’ year for the real-estate market. Not many people would think that it would take being in three different escrows over a course of seven months (yeah, that’s right) to finally find the perfect one. Who would ever think that an appraisal would come back over $70K short (no exaggeration) of the agreed sales price? Who would have thought a pre-purchase inspection would come back with enough negatives to back out?
If it weren’t for David and his persistence, I would have never realized my dream of owning my own home. 3+ days and at least 20 hours a week over 7 seven-month period, I had the pleasure of spending with David, going through countless listings and visiting who knows how many homes throughout San Diego.
At the end of the day (in this case 2008), with the help of David, I finally did find the perfect home. This place was meant to be. It was one of those dreaded ‘short sales’… you know, the ones that read, “offer accepted, waiting lender approval, taking backup offers,” and never sell. I guess the stars were perfectly aligned or something because a week after making my initial offer, I was in escrow and one month later (plus a day), I was in some serious debt… but had a house to show for it.
Well, to say the least, I learned a lot about house buying and now consider myself an expert. None of this would have been possible without David

I’m not sure who else I would have been able spend so much time with over a seven month period; at the office looking at countless listings and making offers and counter offers till 12:00 at night or in a car looking at 10 homes a week.

We would like to extend our sincere gratitude to David for his professionalism and expertise in the purchase of our home. We met David in 2007, when we were relocating to the San Diego area. He went above and beyond to assist us in finding an excellent condo rental in La Jolla. At that time, he insisted he would find us the perfect home to purchase the next year.
David's premonition held true. A year later, during discussions of lease renewal, we told David of our very specific desires to find a home in a particular area of La Jolla. We wanted a specific floor plan and a green belt location.
The stars aligned and David's familiarity with the community played to our advantage; he new of a home that was just in preparations for sale. While the negotiations during the purchase were somewhat strained (due to elderly sellers, not accustomed to the real estate process), David was compelled to do all he could to smooth the bumps along the way.
He was keen to help coordinate repairs following the home inspection and he ensured we closed on time. In brief, David knows how to get the job done and we are very grateful to him. Indeed, we are now in the home of our dreams. Thank you!

Our property was on the market for only three days. That is a reflection of several factors: our home was well maintained, in excellent location, and attractively decorated for the open house; a motivated buyer came to the open house; and, David Heller Real Estate was our broker. The latter was key because from the very beginning David treated the buyer and their agent with patience and respect. For instance, on the day of the open house, he took them back to his office that very evening to rewrite their offer on appropriate forms. Two days later the Buyers accepted our counter offer, which David negotiated with consummate skill.

It is our pleasure to recommend David Heller Real Estate as a seller’s agent. We received two full offers within the first week our condo was listed after remodeling. With an accepted full offer and a full backup at hand, we successfully closed the escrow a month after.
Before listing, David gave us many good suggestions and convinced us to replace some old hardware in the bathroom and kitchen, which greatly improved the appearance of our unit. David presented our unit to brokers’ association, distributed attractive flyers, held open houses, followed up with buyers’ agents, and always gave us clear feedbacks to address buyers’ concerns timely. We are confident that our condo was well exposed to potential buyers and this was the key to the satisfactory offers at the end.
David kept very close contact with us via phones and emails throughout the process.
